Know what the land can do
before you commit.
I research a parcel or a corridor the way a developer needs it read — ownership, zoning, access, utilities, environmental flags, comparables and plausible use — then turn it into a short brief you can actually make a decision from.
What I look at
Every parcel gets read the same way, then the findings get weighted for what you actually intend to do with it.
Configuration, acreage, frontage, access and easements, ownership history, and whether an assemblage with neighbouring parcels is realistic.
Current zoning, the future land use map, overlays, and the entitlement questions that would have to be answered before anything gets built.
Water, sewer, well and septic considerations, power, road frontage and condition, and how corridor improvements are moving around the site.
Flood zone, wetlands indicators, drainage, soils and topography — the things that quietly decide how much of a parcel is actually usable.
Comparable land sales, competing supply, absorption patterns, and what is being approved and built within the surrounding growth pattern.
Plausible highest-and-best-use hypotheses, the likely buyer or end user, and an honest list of what could weaken or kill the opportunity.
