What you are really competing with
In most of Ocala a resale home competes with other resale homes. In Marion Oaks it competes with a brand new one on the same street, often at a similar price and with incentives attached. That changes what your house has to do. It has to read as the better buy on the photographs, before anyone drives out.
Why lots matter more here
Marion Oaks was platted with far more lots than have ever been built on. That is why the map looks finished and the streets do not. Two lots on the same block can be worth very different money depending on access, utilities at the road, and what is being permitted around them.
What buyers ask for by name
Buyers coming from out of state ask about the drive to I-75, how close they are to CR 484, and whether the street is finished. Buyers already in Marion County ask about the pocket. Both are the same question: is this street going to look like this in five years?
If you own here, the useful thing is a real number and the reasoning behind it. If you are buying here, the useful thing is knowing what is coming to market before it reaches Zillow. Either one starts the same way.
