Why this corridor is moving.
A new I-75 interchange is planned.
The Ocala Marion TPO 2050 plan lists a new I-75 interchange at NW 49th Street among its near-term projects, with improvements at US 27 and SR 326. Access is what turns acreage into options.
The county is studying US 27.
Planners are referencing Marion County's ongoing US Highway 27 master plan study. When a county plans a road, it is deciding what the land beside it becomes.
Builders are already filing.
A 2026 proposal at NW 60th Avenue and US 27 seeks up to 330 homes plus a commercial tract on about 84 acres. It is early in review, and it shows where developers are looking.
Utilities decide the pace.
Public water is reported near that site while public sewer would need to be extended. Where service reaches first is where value moves first.
The northwest is part of a bigger shift.
County and city approvals since 2016 have been concentrated in the southwest, with the northwest the second largest share. Both quadrants are being priced by the same growth.
